What is the Flat Fee MLS (Multiple Listing Service)? In the real estate industry, there are two types of real estate agents:- LISTING agents list properties for sale in the MLS
- BUYER'S agents sell properties to qualified buyers
It's obvious what Listing Agents do. The most value that a listing agent brings is the power of the MLS. This is because Buyer's Agents exclusively look thru the MLS when they have a qualified buyer. If you are willing to pay a buyer's agent a commission to bring your a buyer then you property needs to be listed in the MLS. As a "For Sale by Owner" seller, the only way to get your property listed in the MLS is by a licensed real estate broker. You cannot list a property in the MLS yourself. The MLS is the secret to success of real estate sales, directly responsible for about 4 out of 5 sales nationwide. About 85% of home buyers use a Buyer's Agent to help them locate a property. Statistics show that homes listed on the MLS sell faster. With ListWithMike.com, you get the best of both worlds. As a "For Sale by Owner" you can still save a tremendous amount of money if you sell the house if a Buyer's Agent brings you a qualified buyer. You save even more money if the buyer comes directly to you. And you still get representation by ListWithMike.com if you find the buyer at no additional cost. This ensures the contract protects you as the seller! The last thing you want is the deal to fall thru or to have an issue develop AFTER you sell your property. Important information about your property is listed on the MLS. This information includes general data such as the style of the house and number of rooms, to such details as whether you have central air conditioning or hardwood flooring. There is also a photo taken and a description of what makes your house "special." The Atlanta market is different than many areas of the country. Atlanta is covered by two different Multiple Listing Services. So, how do you know which one to list in if you are doing this yourself? At ListWithMike.com we list in both MLSs. We don't take chances! We want to create any opportunity for someone to view your property. This is important to remember....The main point about having your house listed in the MLS is that you expand your sales force by the number of area MLS members. Instead of having just one agent working for you, now you have thousands. This is the perfect strategy! Why? When trying to sell your home, you need to cover all your bases - getting MLS exposure and keeping your cost down! How much money ListWithMike.com will save you? The best way to show the amount of money that can be saved is to use an example. SALE WITH TRADITIONAL AGENT SALE WITH LISTWITHMIKE.com FLAT FEE Sales Price $200,000 Sales Price $200,000 Buyer's Agent 3% $6,000 Buyer's Agent 3% $6,000 Listing Agent 3% $6,000 ListWithMike Fee $399 FMLS Fee $240 FMLS Fee (0.12% charged by FMLS) $240 Total Cost to sell $12,000 Total COST to sell $7,639 Total Savings $4,601!! Is FLAT FEE Right For You?Flat fee is not for everyone. I believe flat fee is designed for one of two people. The first person flat fee is designed for is the homeowner that is very experienced with real estate and who feels very comfortable with contract language. The other person is someone that has minimum equity in their house and needs to minimize any type of out of pocket expenses when selling their house. Otherwise, a full service relationship may be the best solution
Flat Fee Listing: Frequently Asked QuestionsWhy is it important to be in the MLS? The MLS(s) is the single most important tool in marketing your home. The MLS, which stands for "Multiple Listing Service," is a database where nearly all listed homes are available for viewing. There are many MLS's across the country, so it is always important to ensure you are in the right MLS that covers your home.
Once you are in the MLS, agents can see your listing and show it to their clients. The first thing that an agent does when he has a client is to look in MLS and do a search based on the criteria of the buyer's needs, such as bedrooms, baths, city and schools. Only licensed agents have access to the local MLS. An important feature of MLS is it is a direct feed to other real estate websites, such as Re/Max, Century 21, Metrobrokers and thousands of others. I hear discount agencies just put you in the MLS and leave you alone, is this true? That is true for some agencies, not with ListWithMike.com . We give you all the marketing power that you would expect with a full service agent. We have just streamlined the process to do it takes to sell your home. We like technology and we make the tools accessible to you so that we can collectively work together to sell your home. In addition, as the listing agent, we are required to present you with all offers and all correspondence as it relates to the sell of your house. We do all this and more. I am involved with every transaction since I own the company. We want to represent you so the best way possible so that you can give us the highest compliment possible - which is a referral.
What if I sell my house to a friend or neighbor? Congrats! You don't have to pay a buyer's agency commission. We will help you negotiate the contract and bring it to a close for just our .005 of the sales price. Full commission agents would charge you the full 6% REGARDLESS of who procures the buyer- even if it was you. That's just not fair. What is the difference between a "traditional" full service real estate agent and ListWithMike.com? Traditional listing agents can only handle so many listings, usually about 20 listings, because their system is based on making physical contact with you, the seller, to keep you updated. ListWithMike.com utilizes the technology that is available to keep in contact with the you. The traditional listing agent may make physical phone calls to update you with why your property has not sold, ListWithMike.com employs the use of software applications to give you automated updates regarding the sell of your house. Because we use the latest technology available, we save time. This allows us to communicate to you faster and more efficiently. This cuts our cost down and we pass the savings along to you.Make no mistake about it, the traditional listing agent has a place in the market. However, are you prepared to pay an extra 3 to 3.5% just to have an agent make a phone call to you to give you an update if there has not been any activity on your property. Something else to consider is if ListWithMike.com is providing all the same avenues of marketing as the traditional listing agent, then why would a seller ever pay a listing agent 3 to 3.5% when they can get it for less than 1%? They shouldn't! Not unless they just have to have that weekly phone call from the traditional listing agent.
Who handles the negotiation with the flat fee service? Unlike other flat fee services, we represent you. We negotiate the offer on your behalf, write the contract, calculate the Seller's net sheet, review the home inspection, schedule the closing, submit documents to the closing attorney and review the HUD-1 for a smooth closing at no additional cost. This is true whether you find the buyer yourself or if there is a buyer's agent involved in the transaction.
Are there any hidden costs? There are no hidden costs. You pay us the flat listing fee at the time of listing. At closing, you pay the realtor who procured a buyer the percentage you specified in the listing contract and only pay us .005 of the sales price. How do we make changes to our MLS listing? You may make changes to your MLS listing at any time. Simply e-mail us; we will make the changes for you. We do this at NO extra charge for changes. How long does it take for our MLS listing to appear on the Realtor's MLS and Realtor.com? Usually 24-72 hours Who provides the pictures?
